How much money do I need to retire in Thailand?

For the standard retirement extension: 800,000 baht in a Thai bank, or monthly income of 65,000 baht. For living costs, most single retirees spend 40,000–100,000 baht per month. Details: the 800k rule explained.

Does Thailand tax my pension?

Possibly. Stay 180+ days a year and you are a Thai tax resident; foreign income you bring into Thailand is potentially taxable under the rules applied since 2024. Pre-2024 savings are exempt and tax treaties protect many pensions. A proposed exemption (remit in the year earned or the next year) is not yet law. Start here: Thai tax for retirees.

Which retirement visa should I choose?

Most people aged 50+: the Non-Immigrant O with annual extensions — cheapest, no mandatory insurance at most offices. Wealthier retirees: the 10-year LTR, which also exempts remitted foreign income from Thai tax. Full comparison: retirement visas compared.

Can I own property?

A condo, yes — freehold in your own name within the 49% foreign quota, with funds transferred from abroad. Land, no; use a registered 30-year lease or usufruct. See buying a condo and leasing long-term.

Do I need health insurance?

O-A visa: yes — 3 million baht / USD 100,000 coverage. Non-O extensions: currently not required at most offices. LTR: USD 50,000 coverage or USD 100,000 deposit. See insurance for retirees.

Do I need a Thai will?

Strongly recommended. Without one, your family faces a Thai court process of 6–18 months before bank accounts or a condo are released. See Thai wills & inheritance.

Can I work or volunteer on a retirement visa?

No. Retirement visas prohibit employment. Even unpaid volunteering technically requires a work permit. Remote income from abroad is an immigration grey area but a very real tax question — ask us before assuming.

What if I marry a Thai national?
